Sparwood looks to reduce minimum lot area for R-3 zones

A public hearing is set for Feb. 18 as Sparwood council looks to make a zoning amendment to accommodate townhouses.

The district is planning on reducing the minimum lot area for townhouse developments from 205 square metres to 180.

It was brought forward after a permitting mistake.

Permits were issued for four-plex units in Westwood, but five of them didn’t meet the required minimum lot areas.

The change if approved will reduce the minimum in all of Sparwood’s R-3 zones.

Planning and development director Patrick Sorfleet says that with Sparwood’s population growing, density will increase anyway due to the province’s regulations.

“When the District of Sparwood exceeds 5,000 population a lot of 280 square units will be allowed to have four units on it by provincial law,” he said.

Sorfleet says there will be no changes to the number of required off-street parking spaces and it will not affect the minimum required lot area for apartments.

The zoning amendments have passed first and second reading.
