Sparwood council approves DVP for Timbers 2 apartment development

The District of Sparwood has issued a development variance permit to remove the minimum unit sizes and reduce the minimum lot for a proposed apartment complex.

The proposed development is Phase 2 of the Timbers affordable housing complex and includes a 32-unit multi-family development at 441 Pine Avenue.

Parking is being reduced from the usual 1.5 spaces per unit, but planning and development director Patrick Sorfleet says there will be more accommodation for bikes.

“They are also looking to provide six outdoor and 17 indoor bike parking spaces and it is important to note that this location is walkable to schools, the rec centre, places of worship and the grocery store, all within that 10 minute walk radius.” he said.

Sorfleet added the district isn’t concerned about fewer parking spaces and it hasn’t been an issue with Phase 1 of the project.

“The parking variance could impact on-street parking however that shouldn’t be an issue in the winter since there is no on-street parking,” he added.

“In the summer however, we have noticed there has been parking on Pine Street, but we suspect that’s due to convenience because it does not roll into the winter.”

Units in the proposed development would be a mix of four one-bedroom units, 18 two-bedroom units, and 10 three-bedroom units.
