Sparwood District Council voted to combine and rezone three lots to entice potential development.
Developers have not shown any interest in the three adjacent lots at 407, 415 and 421 Mountain Ash Crescent.
“The subject lots are the site of a former daycare, and are currently owned by the District,” explained Corporate Services Manager and Acting CAO Megan Rawles.
“The lots have been for sale for quite some time with limited interest. They are in an area identified for infill and development on the official community plan (OCP).”
According to the District, the lots have been vacant for over a decade.
The OCP amendment proposed combining the lots and rezoning them from R1 (single-family homes) to R3 (high-density residential), allowing for future apartments or townhouses.
“The OCP amendment changes the land use designation to multi-family residential, which aligns with our goal of having more variety of housing types,” said Rawles.
