C-1 downtown zoning change approved in Cranbrook

City council has approved a change to Cranbrook’s C-1 zone downtown commercial area that will change the permitted density from 80 units per hectare to 180.

The amendment is applicable to the entire C-1 zone but was brought forward with the goal of redeveloping 32 11th Avenue South.

The plan is to have commercial space on the front street with the top floor and back half turned into 20 residential units.

“It’s a perfect building to repurpose,” said Mayor Wayne Price.

“As a commercial occupancy, it’s struggled in the past, but this certainly fits council’s vision. Density in our downtown core will certainly add to our vibrancy.”

It’s expected to be a mix of one-bedroom and studio apartments.

Council voted it through unanimously.
