BC Builds adds Elkford property to speed up development

An Elkford property is one of eight new pre-zoned housing sites on public land added to BC Builds to fast-track new rental homes.

Located at 421 Boivin Road, Mayor Steve Fairbairn said it’s prime real estate for rental units.

“It’s right in our downtown core, right in the middle of our revitalization project that we’ve just completed,” said Fairbairn.

“In total, it’s about seven lots worth of land all of them newly serviced and ready to be built on. It’s perfectly positioned. It’s within walking distance of the clinic, the mall and our large park area.”

He said Elkford is flexible, but they would like to see a mix of commercial and apartments built there.

“We’re open-minded,” he said.

“What we’re looking for is small retail space that’s affordable to rent or light commercial or office space and purpose-built rental apartments for people and families to move into.”

BC Builds was launched in February to help quicken development. Once a developer is found, provincial officials say this model will turn the identified sites from concept to construction in 12-18 months rather than the typical three to five years.

New homes under BC Builds are expected to be below the market rent for the community it’s in.

“You can actually build these units and the resulting rent actually remains affordable,” said Fairbairn.

“It’s a brilliant project. We’re honoured and very excited to be part of this.”

He said they’ll be looking for other opportunities to take advantage of the program.

“We don’t see this as an end. I think this is a beginning,” he added.

“This is an early step in enticing people to live here and fall in love with Elkford.”
